Every Seattle property accumulates stuff. The old couch in the basement that did not survive the move. The fridge in the garage that stopped running in 2021. The mattress leaning against the fence because the city does not pick those up at the curb. The pile of branches, sod, and bags of debris left over from the last yard project. It sits there because getting rid of it is a hassle: you need a truck, a free Saturday, and a trip to the transfer station where the minimum garbage charge alone is around $35 before you have unloaded a single item.
That is the entire reason junk removal exists as a service. You point, we haul. Our crew shows up with the truck, does all the lifting and loading, sweeps the area clean, and takes everything to the right place: donation centers for what is still usable, recyclers for metal, appliances, and electronics, and the transfer station only for what is truly waste.
At LandscapingFactory, hauling has always been part of the job. Every yard cleanup we do includes haul-away — see our Landscaping Services page. Our clients kept asking the same question: "While you are here, can you take the couch too?" Now the answer is officially yes. We offer full junk removal, hauling, and rubbish removal as a standalone service for homes and businesses across Seattle and the Eastside.
Same crew, same trucks, same rule that sets us apart: the price we quote includes labor, loading, hauling, and all dump and disposal fees. No surprise line items on the invoice.
Residential Junk Removal: Furniture, Appliances, Mattresses, and Household Clutter
This is the bread and butter of junk hauling: the bulky items that do not fit in your garbage bin and that Seattle curbside collection will not take.
Furniture Removal
Couches, sectionals, recliners, mattresses and box springs, bed frames, dressers, desks, tables, bookshelves, and office furniture. We carry items out from any floor of the house, including basements and upstairs bedrooms. Furniture in good condition goes to donation, not the landfill.
- All floors and locations — no extra charge for stairs
- Donation-first routing for usable pieces
- Single item or full truckload
Appliance Removal
Refrigerators, freezers, washers, dryers, dishwashers, stoves, water heaters, and microwaves. Appliances cannot go in the trash. Refrigerators and freezers contain refrigerant that must be recovered by law before recycling, and transfer stations charge a separate per-appliance fee. We disconnect non-hardwired units, haul, and route every appliance to a certified recycler. That fee is included in your quote.
- Certified appliance recycling
- Refrigerant-compliant handling for fridges and freezers
- All per-appliance fees included in quote
Mattress and Box Spring Removal
One of the most searched junk removal services in Seattle, because the city offers no free curbside mattress pickup. We pick up mattresses, box springs, and frames from anywhere in the house, and whenever possible route them to mattress recycling rather than the landfill.
- Pickup from any room — no curb-carry required
- Recycling-first disposal
- Pickup runs $99 to $175 including disposal
Electronics and E-Waste
TVs, monitors, computers, and printers are banned from Washington landfills. We deliver them to E-Cycle Washington certified collection sites at no extra charge beyond the volume price.
- E-Cycle Washington certified routing
- Included in standard volume pricing
- No extra e-waste fee
Single item or a full truckload.
Single-item pickups start at $99. You point, we haul, we sweep. Dump fees included.

Yard Waste Hauling and Green Debris Removal
This is where being a landscaping company first makes us better at junk removal than a junk company trying to do landscaping.
Seattle yards generate serious debris: branches from windstorms, blackberry canes from a weekend of clearing, old sod from a lawn renovation, root balls, bagged leaves, broken fence boards, rotted raised beds, and cracked planters. Yard waste bins fill up fast, and the city will not take branches over 4 inches thick or 4 feet long at the curb.
What We Haul
Branches, brush, and storm debris. Blackberry and ivy piles. Old sod and soil. Bagged leaves and grass clippings. Broken fencing, trellises, and raised beds. Old landscape timbers and rotted lumber. Gravel, bark, and rock in manageable quantities.
- Same-day cleanup of DIY project debris piles
- Clean green waste sorted for compost rates — cheaper than garbage
- Mixed loads sorted on-site so you pay the lower rate on the green portion
Every load of clean yard debris we haul goes to a regional composting facility, where it becomes the compost and mulch that goes back into Seattle gardens. It costs less to dispose of than garbage, which is why we sort mixed loads instead of charging you the garbage rate for everything.
Yard project left a mess?
We haul branches, sod, soil, and debris piles. Loaded, swept, and gone in one visit.
Garage, Basement, and Storage Unit Cleanouts
A cleanout is different from a pickup. A pickup is 'take these five things.' A cleanout is 'make this entire space empty.' Garages that have not parked a car in a decade. Basements stacked to the ceiling. Storage units with rent due and nothing inside worth the monthly bill.
Walk the Space Together
You show us the space and tell us what stays and what goes. If everything goes, even easier. We give you a firm price on the spot based on volume — labor, hauling, and disposal all included.
We Sort as We Load
Donatable items in one section of the truck, recyclables in another, true waste in the last. You do not need to pre-sort anything. If we find documents, photos, cash, or anything that looks personal, we set it aside and hand it to you.
Broom-Swept Finish
An empty space full of dust and debris is not a finished job. We sweep the garage floor, the basement corners, and the storage unit before we leave. You get the space back ready to use, not just emptied.
Storage unit cleanouts: Paying $150 a month to store things you have not looked at in three years is a math problem with an easy answer. We meet you at the facility, clear the unit in a single visit, and you hand back the keys the same day.
Rental property turnovers: Landlords and property managers, this one is for you. Tenants leave things behind. We clear abandoned furniture and belongings between tenants so the unit can be cleaned, photographed, and re-listed fast. We can coordinate directly with your property manager and send photos when done.
Estate Cleanouts and Whole-House Cleanouts
Clearing a family home is not a junk job. It is usually happening at a hard moment: a death in the family, a move to assisted living, a divorce, a foreclosure, a house that must be empty before it can be sold. It is emotional, it is time-pressured, and it is far more work than families expect.
We handle estate cleanouts with the pace and care the situation requires.
What the service includes: Clearing every room, closet, attic, crawl space, garage, and outbuilding. Sorting for donation, recycling, and disposal. Setting aside anything personal, valuable, or documentary — photographs, papers, jewelry, cash, firearms. Coordinating donation pickup or delivery for large usable furniture. Broom-sweeping the entire house when it is empty.
Working with sellers and agents: If the house is going on the market, we coordinate with your real estate agent's timeline. We are frequently the first crew through the door in a pre-sale prep sequence, and we can also handle the yard while we are there — see our Landscaping Services.
Hoarding cleanouts: We take these jobs, and we take them without judgment. Heavy-volume cleanouts require more crew, more truckloads, and sometimes multiple days, and the pricing reflects the labor involved. What you get is a crew that shows up, works steadily, and treats the people involved with respect.
For the full estate cleanout guide — what to do first, estate sale vs cleanout math, and the three-pile method — see our Estate Cleanout Guide.

Construction and Renovation Debris Removal
Finished the remodel, kept the mess? Contractors call it demo debris. Homeowners call it 'the pile in the driveway the contractor said someone would pick up.'
What we haul: Drywall and plaster. Lumber, trim, and cabinetry. Flooring: carpet, pad, laminate, hardwood, vinyl. Tile and backsplash tear-out. Doors, windows, and old fixtures. Roofing material in bundle quantities. Fencing and deck boards from tear-downs. Concrete, brick, and dirt in small quantities.
Junk removal vs. renting a dumpster: A dumpster sits in your driveway for a week, you do all the loading, most rentals run $400 to $600 before overage fees, and many Seattle streets require a city permit to place one. Junk removal is one visit: our crew loads everything in an hour or two, nothing sits on the driveway attracting neighborhood additions, and no permit is needed. For a single accumulated pile, hauling is usually faster and often cheaper.
Concrete, brick, tile, dirt, and rock are priced by weight, not volume, because a truck full of concrete hits its legal weight limit at a fraction of its volume capacity. If your pile is mostly heavy masonry or soil, tell us when you call so the quote is accurate the first time.
Hot Tub, Shed, and Playset Removal
Some items do not just need hauling. They need to be taken apart first. This is light demolition plus removal, and it is one of the fastest-growing requests in Seattle junk removal.
Hot tub and spa removal: A dead hot tub is 800 pounds of shell, foam, wiring, and plumbing that does not fit through any gate in one piece. We disconnect (power must be shut off at the breaker first), cut the shell into sections, haul every piece, and leave a clean pad. Most removals are done in 2 to 3 hours.
Shed dismantling and removal: Rotted, leaning, or just in the way. We dismantle wood and metal sheds, haul all material, and rake the footprint clean.
Playset and trampoline removal: We unbolt, dismantle, and haul playsets, trampolines, and basketball hoops, including the concrete footings if you want them gone.
Also in this category: Above-ground pools, gazebos and pergolas, satellite dishes, old fencing runs, and dog runs.

What We Take (and What We Cannot Take)
| We Take | We Cannot Take |
|---|---|
| Furniture and mattresses | Wet paint and stains |
| Appliances including fridges and freezers | Motor oil, gasoline, and automotive fluids |
| Electronics and e-waste | Pesticides and garden chemicals |
| Yard waste and green debris | Propane tanks |
| Construction and renovation debris | Asbestos-containing material |
| Hot tubs, sheds, playsets, and fencing | Medical and biohazard waste |
| Carpet and flooring | Ammunition |
| Exercise equipment, grills, patio furniture | |
| Tires (small quantities, disposal fee included) | |
| Scrap metal of all kinds |
An empty, dry paint can is metal recycling, and we take it. The rule is about the hazardous contents, not the container. Hazardous waste goes to King County facilities, which accept them from residents at no charge — we will point you to the nearest drop-off.
Where Your Junk Actually Goes: Donation, Recycling, and Responsible Disposal
Here is our actual routing, in order:
Donation first
Usable furniture, working appliances, housewares, tools, and clothing go to local donation partners: Goodwill, charity furniture banks, and community organizations. Donation costs us extra drive time and saves us dump fees, which is why it works.
Recycling second
Scrap metal goes to metal recyclers. Appliances go to certified appliance recyclers who recover refrigerant legally. Electronics go to E-Cycle Washington collection sites. Mattresses go to mattress recycling when capacity allows. Clean yard waste goes to composting facilities.
Transfer station last
What is genuinely waste goes to Seattle Public Utilities transfer stations or King County facilities, weighed and billed at posted tonnage rates. Those fees are real — and all of it is included in our quoted price.
Every junk removal quote includes labor, loading, hauling, disposal fees, appliance fees, and transfer station charges. We do not quote low and add environmental fees or fuel surcharges on the invoice. The number on the quote is the number you pay. Ask any hauler you are comparing: is disposal included, and what gets added afterward?
How Much Does Junk Removal Cost in Seattle?
